AGE IN PLACE & ACCESSIBILITY PROGRAMS INDEPENDENT LIVING TAX CREDIT (MARYLAND)

50% of eligible costs, up to $5,000 – Reopens Jan. 1, 2027.  For qualifying accessibility improvements such as no-step entries, grab bars, wider doors, roll-in showers, ramps, lever handles & more. Receive a Maryland state tax credit.

ACCESSIBLE HOMES FOR SENIORS (MARYLAND)

Grants up to $25,000 or 0% deferred loans for homeowners age 55+ and there is an income qualification. Improvements may include ramps, accessible baths, widened doors, railings, first-floor bath or laundry (case-by-case). Updates that allow you to stay independent and live comfortably.

USDA SECTION 504 HOME REPAIR (RURAL)

Grants for 62+ or very-low-income rural homeowners improve, repair and stay in their homes.

Forest Conservation & Management (FCMA) Rural Maryland

The Forest Conservation and Management Program (FCMP) provides landowners with a major property tax savings for 5+ acres of qualifying woodland. By offering reduced and stabilized property tax assessments, the program makes it easier for landowners to maintain forest cover and commit to long-term stewardship.

Forests protect water quality and soils, provide habitat for fish and wildlife, store carbon, improve air quality, and support rural economies through wood products and recreation.

An​y property owner with five or more contiguous acres of forestland may apply to the program. Eligible land includes forested tracts, newly reforested land once it has completed one growing season, and Christmas tree plantations if the trees are harvested at maturity.

For example: 25 acres assessed at only $3,125 (approx. $31.25/yr in property tax at example rate).

Woodland Incentive Program (Maryland)

Private, non-industrial woodland owners who manage their forest land may apply for financial assistance through the Woodland Incentive Program (WIP). WIP is administered by the Department of Natural Resources – Forest Service.

Landowners who own 5 to 1,000 acres of woodland and agree to maintain the forestry practice for 15 years, are eligible to apply for this cost-share program. WIP can pay up to 65 percent of the cost associated with forest management, not to exceed $5,000 per year (or $15,000 per 3-year period).

Tree planting, seedlings, site prep, invasive species control, pruning, thinning and more. Build healthier forests and increase value.

Reforestation Tax Modification (Maryland)

State income tax modification for landowners with 10–50 acres. The Deduction is based on double the cost of qualifying forest management work.

Backyard Buffers Program (statewide)

The Maryland Backyard Buffers Program provides free native trees & shrubs – 20–30 FREE native trees/shrubs for properties with streams, creeks, ditches, ponds to help with erosion control & wildlife habitat.

Rainscapes Rewards (Montgomery County, MD)

Montgomery County’s Rainscapes Rewards program provides up to $7,500 per residential property or $20,000 maximum per parcel for commercial HOAs, Multifamily or Institutional properties.

City of Frederick, MD Stormwater Credit

Property owners in the City of Frederick can lower their utility fee with Credits for qualifying stormwater management measures. Credit is based on the amount of impervious surface area draining to a private stormwater facility and the standards to which the facility was designed.  Reduces impervious area & manages runoff.  It’s good for your wallet and good for our rivers.
